Probate
Lost someone? We'll connect you with an experienced probate firm
Being an executor is a lot of work at a hard time. Tell us about the estate once, and we'll arrange a fixed-fee quote from an independent, SRA-regulated firm. It's free, and you're under no obligation.
Why executors get help
- Banks, pension providers and buyers usually won't release money or complete a sale until there's a grant of probate.
- Executors are personally responsible if debts, tax or the wrong people are paid by mistake.
- Inheritance tax is usually due 6 months after the end of the month of death, before most estates are sorted out.
- A fixed fee means you know the cost before you start, and the fees usually come out of the estate, not your pocket.
We refer executors to independent firms regulated by the Solicitors Regulation Authority or the Council for Licensed Conveyancers. You contract with the firm, not with us.

Property help for executors
Selling or transferring the family home
Once probate (or letters of administration) has been granted, selling or transferring the house is conveyancing, which only authorised firms can do. We arrange a fixed-fee conveyancing quote from a regulated firm.
- For a sale, or for transferring the property to a beneficiary
- While it's empty: tell the insurer, check the property regularly, drain the water and change the locks
- You can put the property on the market before the grant, but you can't complete the sale until you have it
Have the grant, the death certificate and any mortgage details to hand.
